Reimagining an Elementary Campus
A long-term vision for student learning guides the modernization of this elementary school in Sun Valley. Identified in the District’s Facility Modernization Plan as a pilot for a “pod-style” elementary school prototype, the project will organize classrooms into connected learning communities supported by shared spaces, while expanding permanent learning areas, improving safety, and refreshing existing facilities.
A CM-at-Risk Partnership in Preconstruction
Using a CM-at-Risk delivery method, the team is supporting Washoe County School District throughout design by evaluating constructability, costs, and sequencing as the work takes shape. Preconstruction services focus on translating educational goals into practical, buildable solutions that will align with district standards and the available budget. Ongoing coordination with Architects + helps design intent and site logistics evolve together.
Creating Permanent Space for Learning
The planned expansion will replace existing temporary facilities with permanent, flexible environments that support collaborative learning and evolving instructional approaches. New spaces will include a student hub, media center, STEAM-focused learning areas, shaded outdoor classrooms, and general-use restrooms. Interior renovations and refreshes will improve functionality for both instructional programs and administrative staff.
Safety and Campus Organization
Safety improvements shape early planning decisions. The project will strengthen campus security through a new single point of entry, updated surveillance, and enhanced fencing. Preconstruction efforts evaluate how these improvements will integrate into the existing campus layout while supporting daily school operations.
Phased Planning for a Working School
Construction will occur in phases while the campus remains operational. Preconstruction planning addresses circulation, access, and separation of students from construction activity so instruction can continue without relocation. Careful sequencing helps maintain a safe, functional environment throughout modernization.
Cost, Schedule, and Decision Support
In the CMAR method of project edelivery, clear cost and schedule information supports informed decision-making as design progresses. Detailed estimates are prepared at schematic design, design development, and construction document phases and keep scope aligned with the project budget. Schedule development accounts for academic calendars, testing periods, and seasonal considerations.
Preparing for What Comes Next
As design advances, preconstruction lays the groundwork for construction through subcontractor outreach, procurement planning, and GMP development.
