Designed for Dignity, Built for Precision
Constructing a skilled nursing facility for veterans demanded a balance of technical performance and human-centered detail. With three levels of care and a layout modeled after VA Community Living Center guidelines, the project required the systems and oversight of a healthcare facility, delivered in a residential-scale environment built to support comfort, privacy, and connection.
Infrastructure in a Tight Envelope
Built under a CM-at-Risk delivery model, the project benefited from early collaboration to identify cost-saving strategies without compromising care delivery. To manage budget constraints, the building was designed with low floor-to-floor heights and traditional, efficient assemblies. This left little overhead space for the medical gas, oxygen, nurse call, and emergency power systems required to support clinical functions.
Routing, access, and clearances had to be verified in the field, often adjusted in real time to align with fire-rated partitions and life safety zones. Work was phased to accommodate inspections, preserve finish quality, and allow downstream systems to proceed without delay.
Complex Geometry in a Central Space
The Town Hall features a sculptural ceiling composed of alternating curved drywall sections and open reveals. Intended to add volume and movement to the expansive central gathering space, the feature challenged layout, framing, and finish sequencing. Radii and reveals had to align from multiple vantage points, with framing executed around already-installed mechanical and life safety infrastructure. Crews sequenced the ceiling construction in segments, adjusting for tolerances and verifying alignment at each stage before closure.
Finish Transitions Requiring Field Precision
Interior materials included stone, brick, vinyl plank, polished concrete, and wood millwork—each intersecting in shared spaces designed to feel welcoming and familiar. Layout and finish transitions were field-reviewed to ensure alignment, ADA compliance, and durability across public zones.
Display niches were integrated into each resident room entry, requiring consistent installation across dozens of locations. These small but visible details reinforced the overall standard of care expected throughout the project.
Cost Control That Preserved Capability
Value engineering efforts resulted in $800,000 in savings, allowing the team to reallocate funds toward systems and care infrastructure. Lighting, mechanical, and finish adjustments were made to maintain the design intent while improving constructability and long-term maintenance outcomes.
During construction, oxygen storage and piping were added to one wing, enabling the facility to support more advanced levels of skilled nursing care if needed. These additions were coordinated without disrupting the larger schedule or reducing finish quality in adjacent areas.
Execution That Respected the Mission
Daily coordination meetings kept scopes aligned and inspections paced. Submittals, clarifications, and adjustments were addressed in the field, with continuous input from agency inspectors, design consultants, and end user representatives.
Construction quality reflected the expectations of a healthcare facility and the dignity of its future residents. Even with tight ceiling cavities, layered infrastructure, and detailed finish interfaces, the team delivered consistent workmanship throughout the building.
The result is a high-performing care environment that feels residential, operates to medical standards, and supports the ongoing health and well-being of Nevada veterans.
